Millbrook grew fast. A large share of the housing here went up between the mid-1990s and the 2010s as the town filled in north of the river, and that creates a very particular painting problem: thousands of homes hitting the same milestone at roughly the same time.
Production builders paint to a budget. One thin coat over bare or barely-primed surfaces, a mid-grade product, and a finish that looks fine at handover. Fifteen to twenty-five years later that coating has done its job and is telling you so — chalky siding you can rub white onto your hand, trim that's gone brittle and split at the joints, south and west walls faded a shade lighter than the rest of the house.
That isn't a home that needs another thin coat. It needs the chalk washed off, the failed caulk cut out and replaced, the split trim repaired or swapped, bare spots spot-primed, and then a proper two-coat finish. Skip those steps and the new paint bonds to the old failing layer instead of the substrate — which is why a cheap repaint can start peeling inside two years.
Millbrook subdivisions use a mix of claddings, and each one behaves differently:
Millbrook sits within easy commuting distance of Maxwell Air Force Base and Gunter Annex, and that shapes the local market. There's a steady rhythm of families arriving and leaving on orders, and a large rental and investment-property base that turns over with it.
Turnaround work has a different priority than an owner-occupied repaint: it needs to be clean, fast and predictable, because every day the unit is empty costs money. We can handle full-interior repaints between tenants, patch and paint the wall damage that always appears behind furniture, and get in and out on a schedule you can actually plan a listing around.
Central Alabama sits on soils that move with moisture, and newer homes on those soils settle. Hairline cracks above door frames, nail pops down a hallway, a seam showing through the ceiling — in most Millbrook homes that's ordinary movement, not structural failure.
It still has to be repaired properly before painting. A crack that's been filled with caulk and painted over will come back through the new coat within a season. We cut it out, tape it, float it, sand it and prime it so it disappears and stays gone.
